Preventive Maintenance

“Semi-annual” is a service performed each year during the spring for Air Conditioning and the fall for Furnaces and Heat Pumps.

A couple key points to remember,

  1. Semi-annual preventive maintenance is proven to extend the serviceable life of HVAC systems
  2. Semi-annual preventive maintenance is proven to reduce costly & inconvenient emergency service calls on HVAC systems
  3. Semi-annual preventive maintenance is designed to keep the HVAC system running at its maximum efficiency and safety
  4. Semi-annual preventive maintenance is proven to reduce the overall operating & ownership costs on HVAC system
  5. Semi-annual preventive maintenance is required by manufacturers to keep warranties valid
  6. Semi-annual preventive maintenance is required by all home warranty companies to keep home warranties valid
  7. A unique service agreement number and PREVENTIVE MAINTENANCE SERVICE AGREEMENT is provided per address

When performing semiannual seasonal preventive maintenance service on residential systems ESP Services checks the following:

  • refrigerant levels (spring-all & fall-heat pumps)
  • starting amp draw on compressor & condenser fan motor (spring-all & fall-heat pumps)
  • full load amp draw on compressor & condenser fan motor (spring-all & fall-heat pumps)
  • bearing condition on condenser fan motor - lubricate if serviceable(spring-all & fall-heat pumps)
  • condition on all start/run capacitor vs. mf rating
  • condition of contactors
  • condition of the condenser coil
  • all HVAC electrical connections - tighten as needed
  • visually inspect for refrigerant leaks in exposed lineset (spring-all & fall-heat pumps)
  • thermostat operation and temperature settings – calibrate as needed
  • check return filter & change (standard 1” filter no charge ($11.00 per filter savings), discounted price for 2” and larger or media filters)
  • temp rise at furnace (fall)
  • induce draft motor operation and amp draw (fall)
  • all safety features and switches
  • temp drop at evaporator coil (spring)
  • starting amp draw on blower motor
  • full load amp draw on the blower motor
  • bearing condition on blower motor - lubricate if serviceable
  • amp draw on electric heat strips (fall–electric & heat pump systems)
  • carbon monoxide leak check (fall – gas furnace) ($45.00 per system savings)
  • condition of evaporator coil (spring-all & heat pumps)
  • verify drain lines are clear - blow clear if needed (spring-all & fall-heat pumps) ($50.00 per system savings)
  • chlorine / bleach treat drain lines (spring-all & fall-heat pumps)
  • change batteries in thermostat, if so equipped, at no additional charge ($10.00 per thermostat savings)
  • 10% DISCOUNT ON ANY PARTS / LABOR / REPAIRS
  • TWO SEMI-ANNUAL PREVENTIVE MAINTENANCE CHECKS PER YEAR ($192.00 savings per system)
  • NO SERVICE CALL TRIP CHARGE DURING NORMAL BUSINESS HOURS ($96.00 savings)
  • HALF PRICED SERVICE CALL TRIP CHARGE DURING AFTERHOURS OR HOLIDAYS ($64.50 savings)

 

The normal charge for this service is $96.00 per system per season. (plus any repairs, parts, or refrigerant)

As I explained, ESP Services offers a Service Agreement for only $225.00 per year for a single system and an additional $112.50 for each additional system. The Service Agreement includes the above service in the Fall, and a Spring A/C checkup, and no trip charge for service calls needed during normal business hours for the term of the agreement.
